All apartments are at around 1,600 m, within walking distance of the lift, cross-country trail and hiking paths.
Our largest apartment with three bedrooms, kitchen-diner, full bathroom and south-facing terrace. From your sun lounger you can see the lift and the local mountain.

One half of our natural wooden double hut: rustic and cosy, with sleeping loft, garden and beach chair on the sunny side.

Tip for two families travelling together: Louisa and Paul are next door to each other in the same hut. Feel free to ask for both. Unfortunately none of the apartments is wheelchair accessible.

Our personal tips, all easy to reach by car.
At around 380 m, the highest waterfalls in Austria. The Krimmler Ache plunges into the valley in three stages, a natural spectacle you have to see for yourself. The fine spray is wonderfully refreshing on hot days.
Crystal-clear water that warms to around 20 °C in summer: swimming, pedalos, windsurfing at 1,400 m. Our hiking tip is the loop around the lake with a stop at the Finkau inn (great Kaiserschmarrn, playground with go-karts), the Bärschlagalm or the Seestüberl on the dam.
At 3,798 m the Grossglockner is Austria's highest mountain. The 48 km pass road with 36 hairpins leads into the heart of the national park, an experience by car or (e-)mountain bike.

Hochkrimml lies on the Gerlosplatte plateau on the Gerlos Alpine Road, right on the border between Salzburg and Tyrol. Our apartments are on the Duxeralm, quiet and right in the ski area.

By car is easiest: Hochkrimml lies on the Gerlos Alpine Road, about 10 minutes above Krimml and Gerlos. Each apartment has its own parking.
By train: the nearest intercity stations are Zell am See (approx. 50 km), Jenbach and Kitzbühel (approx. 70 km), Wörgl (approx. 90 km) and Innsbruck (approx. 100 km). From Zell am See, the Pinzgau local railway or the post bus runs to Krimml (approx. 1.5 h); from there to Hochkrimml by hiking bus in summer and ski bus in winter.
We recommend it. Hochkrimml is a small mountain village and little is open up here in early and late season. You can shop in Krimml or Gerlos (each about 10 minutes away).

Yes, the ski bus in the Zillertal Arena is free. The Hochkrimml ski school is very friendly and great with children. New since December 2025: rentable ski lockers at the Duxer X-Press valley station.
“Skiers on Fire” in Gerlos (Sunday evenings until early March), the Ski Food Festival, a floodlit toboggan run at Filzstein, plus fun park, ski-movie and speed-check runs.
At the Durlassboden reservoir (up to approx. 20 °C) and at Kristallbad Wald, plus other leisure pools in the region.
Many routes start right outside, such as the Plattenkogel loop in Hochkrimml or the Gerlosstein alpine promenade. In summer the hiking bus (line 673) runs between Hochkrimml and Königsleiten (2026: 13 June–27 Sept).

Yes, 1 dog is welcome by arrangement, for €10 per day. Please mention it in your enquiry. Hiking trails start right outside the apartments.
You can bring your own bed linen and towels or hire a set from us for €15 per person (duvets and pillows are provided). Please also bring toilet paper, kitchen roll and small bin bags. Our tip: a torch, slippers and snow chains in winter.
Check-in from 2 pm, check-out by 10 am. In high season and over Christmas/New Year the changeover day is Saturday (minimum 7 nights); otherwise you can arrive any day (minimum 3 nights). Other times can be arranged individually.
Louisa and Paul start at €48 per night, Haus Sonnbichl at €70 (spring to autumn). In the winter high season it is €85 or €145, over Christmas €100 or €160. On top come final cleaning (€80 or €100), electricity and water (€14 or €18 per day) and the tourist tax of €3 per person aged 15+ per day. All prices and seasons
You enquire directly with us and we confirm every booking personally. A 30% deposit is due on booking, the balance 30 days before arrival. Cancellation up to 30 days before arrival: 100% refund, 14–30 days: 50%. Details in our terms (German).
Unfortunately not. Hut 27 has sleeping lofts reached by a wooden ladder, and Haus Sonnbichl has a wooden staircase to the upper bedroom.
